VA-Specific Documentation

🎖 Certificate of Eligibility (COE)

Your VA Certificate of Eligibility (COE) confirms your VA loan entitlement.

Additional Items (If Applicable)

Depending on your situation, we may also request:

  • Retirement or pension income statements

  • VA disability award letter (if applicable)

  • Child support or alimony documentation (if used for qualifying)

  • Homeowners insurance quote (once under contract)

  • Purchase contract (if you’ve already found a home)
