How to Use Your 2026 JBLM BAH to Build Wealth

Stationing at Joint Base Lewis-McChord in 2026 offers a unique financial opportunity for Veterans and active-duty members. With the recent 4.2% increase in Washington BAH rates, your housing allowance is now a powerful tool that can be used to qualify for a $0-down VA Home Loan.

In the current 2026 Pierce County market, many service members are finding that their monthly BAH not only covers their mortgage payment but also allows them to build equity in one of the most stable real estate markets in the country.

Why the 2026 Rates are a Game-Changer:

  • Increased Buying Power: With the standard 2026 VA Loan Limit rising to $832,750, you can explore higher-end homes in areas like Steilacoom, DuPont, and Puyallup without a down payment.

  • BAH vs. Rent: While local rents in Tacoma and Lakewood have climbed, the 2026 BAH rates (starting at $2,556 for an E-5 with dependents) often exceed the monthly cost of owning a median-priced home.

  • Rate Protection: Remember, once you close on a home, your BAH is "grandfathered." Even if local rates were to drop in the future, your allowance stays locked in at the 2026 level.

BAH FAQ's

Can I use my BAH to cover mortgage payments:

Yes. Active Duty Members are free to use their BAH as they choose. However, BAH should not be expected to cover home ownership expenses or track fluctuations in the home purchase market. BAH is targeted to local rental markets. Rental market and purchase market trends, while correlated, do often differ in size, duration, and timing (i.e., a shift in the home purchase market does not necessarily imply the same shift in the rental market).
